Monarch Verified
How verification works
Every listing on Monarch passes four checks before it goes live, and stays live only while the owner keeps confirming it. Here is exactly what the badge means, and what it doesn’t.

The badge
One badge, earned the same way every time
Documents reviewed and inspected in person
- Owner’s ID and proof of ownership or authority reviewed
- Property visited by a local agent and photographed in daylight
- Inspection date and agent recorded on the listing
Every published listing carries this badge.
Documents only, not yet inspected
- Owner’s ID and proof of ownership reviewed
- No in-person inspection yet
Not in use. We currently publish only Monarch Verified listings.
The four checks
From submission to published
Documents reviewed
We review the owner’s ID and proof of ownership, or their written authority to let or sell. Documents are seen in person; nothing is uploaded to the site.
Inspected in person
A vetted local agent visits, confirms the property matches the listing and photographs it in daylight. If it doesn’t match, it isn’t published.
Published with a date
The badge records the inspection date and the agent’s name, so you can see how recent the check is.
Reconfirmed every 60 days
Owners confirm the property is still available every 60 days. If they don’t, it leaves search, and its page says it is no longer available.
Confirmed with the state surveyor-general.
A search at the state land registry.
Boundaries confirmed, with no active dispute or government acquisition.
What the badge doesn’t mean
Monarch Verified means we have checked documents and inspected the property. It is not a legal opinion on title. Before you buy, your own lawyer should complete a full title search; our partner lawyer can help. Our assistant and our team never give legal or financial advice.
For owners
The verification fee
₦35,000 where we have a local agent, credited against our fee when your deal closes. Remote locations get a travel quote first. Not refunded if the property fails inspection.
